How Long Does HDB Wiring Last?

Aged cabling exposed in an opened wall

The short answer: wiring is commonly cited as having a design life of around 25 years, and it is worth reviewing from about 20. HDB advises replacing wiring once its lifespan is over or its condition has deteriorated, so judge by age and condition together, not age alone.

Why insulation ages

Cable does not last forever because its insulation slowly degrades, heat from years of current, Singapore’s humidity, and the ordinary stress of being loaded and unloaded all harden and embrittle it over time. Insulation that has gone brittle is the real concern: it is what stands between live conductors and everything else. That is why age is a useful proxy, but condition is the actual measure.

Signs of end-of-life wiring

Watch for frequent unexplained tripping, switches or sockets that feel warm or look discoloured, a faint burning smell, persistent flickering that is not the bulb, and visibly cracked or perished insulation. One of these might be a local fault; several together in an older flat point toward wiring that has reached the end of its service life.

What HDB advises

HDB’s guidance is to replace wiring when its lifespan is over or its condition has deteriorated, with all installation done by an EMA-licensed electrical worker in metal or high-impact PVC conduit. It is sensible, condition-based advice, not a fixed expiry date, but a prompt to assess rather than ignore.

A simple rewiring decision framework

Under ~20 years with no symptoms: almost certainly nothing to do. Around or past ~25 years, or showing warning signs: get a licensed electrician to assess, and treat rewiring as likely. Buying an older resale flat: fold an electrical inspection into your checks so you budget with eyes open. When in doubt, an inspection is far cheaper than a fault.

HDB wiring lifespan questions

How long does HDB wiring last?

Electrical wiring is commonly cited as having a design life of around 25 years, and HDB advises replacing wiring once its lifespan is over or its condition has deteriorated. That is a guide, not a hard expiry, well-kept wiring can last longer, and wiring abused by overloading or damp can fail sooner. Condition matters as much as age.

Is 20-year-old wiring safe?

It can be, if it is in good condition and was not overloaded, but 20 years is the point to start paying attention, since it approaches the commonly cited 25-year design life. If you are buying or renovating a flat of that age, a licensed electrician’s inspection of the wiring and DB box is a sensible check.

How do I know if my HDB wiring needs replacing?

Warning signs include frequent unexplained tripping, warm or discoloured switches and sockets, a burning smell, flickering that is not the bulb, and visibly brittle or perished cable insulation. Any of these, especially in an older flat, is a reason to have a licensed electrician assess whether rewiring is due.

What does HDB advise about old wiring?

HDB’s guidance is to replace wiring when its lifespan is over or its condition has deteriorated, and that all wiring installation must be carried out by an EMA-licensed electrical worker in metal or high-impact PVC conduit. In other words: judge by age and condition together, and use a licensed worker for the replacement.

Should I rewire when I buy an old resale flat?

Not automatically, it depends on the wiring’s age and condition. A flat comfortably under the design life with sound wiring may need nothing; one at or past it, or showing warning signs, is a strong rewiring candidate. A pre-purchase electrical inspection tells you which, so you can budget before you commit.

How much does it cost to rewire an HDB flat?

As a market guide, HDB rewiring packages run from around S$1,820 for a 3-room to about S$2,850 for a 5-room, with fuller jobs involving relocations reaching S$3,900 to S$6,500. The number depends on flat size, how many points move, and whether you are living in during the work. Our HDB rewiring page has the detail.
