House Rewiring Singapore

Wiring is a consumable with a decades-long fuse. When it reaches end of life, or a renovation opens the walls anyway, we replace it properly: licensed work, correct conduit, itemised pricing, tested before handover.

When rewiring is genuinely needed

Age is the honest predictor: wiring in flats older than 20 to 25 years is approaching its design life. The symptoms that confirm it: breakers tripping more often with no appliance to blame, brittle or discoloured insulation visible at fittings, warm switch plates, and circuits that cannot hold modern loads. HDB's own home-care guidance says to replace wiring when its lifespan is over or its condition has deteriorated. If you are buying a resale flat, run our pre-purchase electrical checks before you commit.

What honest rewiring pricing looks like

The market quotes two ways. Packages by flat size: published rates run roughly S$1,800 to S$3,000 for 3- to 5-room HDB flats, with the wider market spanning S$1,200 to S$4,500. Or itemised per point: each lighting and power point priced individually (roughly S$100 per power point in recent forum quotes), plus concealed wall runs at about S$20 per metre. Real homeowner threads show full jobs with relocations landing S$3,900 to S$6,500. We quote itemised, because a homeowner comparing line items is a homeowner who cannot be quietly overcharged.

Rewiring FAQs

How much does it cost to rewire a house in Singapore?

HDB package pricing across the market runs roughly S$1,200 to S$4,500 depending on flat size and point count, published packages cluster around S$1,800 to S$3,000 for 3- to 5-room flats. Full jobs with point relocations and data cabling have been quoted S$3,900 to S$6,500 in recent homeowner threads. Itemised quotes make the difference visible.

Is rewiring necessary, or am I being sold?

Honest test: wiring age and condition. HDB advises replacing wiring when its lifespan is over or the condition has deteriorated, and flat wiring is commonly described as designed for around 25 years. If your flat is 20+ years on original wiring, an inspection is warranted. If a contractor says "must rewire" without showing you deteriorated insulation or test readings, get a second opinion.

How long does whole-house rewiring take?

A typical HDB flat takes two to five days depending on size, concealed-versus-trunking choices, and how much relocating you want. It is disruptive, walls are opened for concealed runs, which is why rewiring pairs naturally with renovation.

Is it worth rewiring during renovation?

Almost always, if the wiring is near end of life. The hacking, making-good and painting are already happening; adding rewiring to an active renovation costs far less than doing it standalone two years later. It is also the moment to upgrade the DB box and add the points you actually need.

Who is allowed to rewire in Singapore?

HDB renovation guidelines are explicit: all wiring installation work must be carried out by an EMA licensed electrical worker, with wiring housed in metal or high-impact PVC conduit. Verify your electrician on the ELISE register before signing anything.
